Selection criteria: read before you apply
Applications will be accepted from any business who wishes to apply. Based on the information submitted on the application and verified by the Management Agent, the business will be notified whether or not they are eligible. The business must have enough verifiable income to pay all business expenses and monthly rental expense. Business owners must indicate a purposeful intention to report information in a true and complete manner. Owners who provide inaccurate or false information will be deemed ineligible for occupancy. Using false names or social security numbers is an example of dishonesty in reporting. Each potential business is required to list at least three verifiable references and 1 previous landlord. As part of your commercial application we may ask that you provide previous years' business tax statements and/or corporate financial statements from your banking institution. Not filing taxes will reflect negatively on your application. We may also need to ask you for bank statements to show that you have adequate funding to rent space and be successful in signing a commercial lease.
Reasons for application denial may include:
- Negative landlord references, an eviction or unlawful detainer action
- A history of violations of the terms of previous commercial rental agreements
- Negative credit, past due balances, unpaid utility bills, collections, charge-offs, bankruptcy reported open or closed within the last 10 years
- Repossession or any civil judgment, foreclosure within the last 7 years
- No applicant that uses, possesses, has possessed, manufactures, sells or distributes illegal controlled substances (as defined by local, state or federal law) or has been convicted and/or jailed or incarcerated for using, attempting to use, possessing, manufacturing, selling or distributing illegal controlled substances shall be eligible for tenancy. Any applicant currently using illegal drugs, possessing illegal drugs or reporting a conviction by any court of competent jurisdiction for the illegal manufacture or distribution of a controlled substance shall be denied occupancy.
- If our review of this application indicates that the applicant may constitute a direct threat to the health and safety of our residents or management staff, or whose tenancy would adversely affect the physical condition and reputation of the complex, then the applicant will be denied tenancy.
- Any applicant that has been convicted of and/or jailed for murder, rape, arson, child molestation, felony assault, felony theft or manufacturing and delivery of controlled drugs will be denied occupancy. These crimes are examples, and management has the right to review and deny you based on any criminal activity, if management deems that such activity would pose a threat to the property or our ability to enforce the lease agreement and ground rules for the property.
